A building inspection includes a complete evaluation of all structural components of the building to including the foundation, floor framing or slab, interior and exterior wall structures, roof structures, and roof coverings. The mechanical systems, along with exterior ground conditions, are also inspected as they may affect the structural integrity of the building.
A property condition assessment contains information pertaining to structural components vital to investment and financial decision making. It includes evaluation of the site, foundation, superstructure, HVAC, plumbing, electrical, exterior, interior, roof, vertical transport, safety issues, fire protection, ADA and parking. This report complies with industry standards, such as those of Standard and Poor and ASTM.
Maintenance planning provides information regarding current and future maintenance requirements of a building and may be adjusted to fulfill any special needs or requirements. Inspections are divided into four categories: immediate; short term (1-2 year timeframe); mid-term (2-5 years); and long term (5-15 years).
A reserve study is an engineering review of building components, complete with financial analysis, that determines what must be set aside, on a periodic basis, in a capital reserve fund.
